Glossary of Terms: Market Report

% Change. The percentage change between the compared date ranges.

Average Price. The sum of all sales divided by the number of sales.

Average Sale Price. The average sale price during the date range.

Date. The date range the data covers.

DOM Days On Market. The average number of continuous days a property was on the market before selling during the date range.

Full Mortgage Commitment. All requested information has been submitted to your mortgage professional, who has reviewed it and submitted it for direct underwriting approval.

Inventory. The number of properties available for sale within the date range of data collection.

Median Price. The 'middle' price when you line up all the sales from lowest to highest.

Month-over-Month. A comparison between two consecutive months.

MSI Monthly Supply of Inventory. The number of months it will take to completely sell the current inventory at the current sales rate.

Seasonal Trends. Real estate often has seasonality; for instance, sales might increase in spring and decrease in winter.

Units Listed. The total number of units listed during the date range.

Units Sold. The total number of units sold during the date range.

Volume Sold. The total dollar volume sold during the date range.

Year-over-Year. A comparison of the same month this year and the previous year.
