Welcome to my April school district market report! This month, we’re looking at two school districts: both Kennett Consolidated School District and Avon Grove School District. These two districts in southern Chester County hold a special agrarian charm. Join me as we take a first look at local regions and see the signs of spring before our very eyes.

This month, we’ll see what real estate agents mean when we talk about the spring market. In both school districts, February was quiet on sales, while inventory started to build up. Then, in March, the buyers came out in droves as the real estate market sprang to life.

The month-over-month table for the Kennett Consolidated School District shows the spring market kicking into full action. More sales, with less days on market, and as many sales as new listings is the type of healthy activity that this time of year is known for. Many have jumped in already, with more sure to follow the April rains.

The year-over-year table shows us that little has changed since this time last year. Notably, the days on market dropped since last year, a sign that buyers are more active this year. When we look at the average price, some may be concerned. After all, haven’t the big narratives been about how housing prices are going up in our area?

This is where relying on these limited data points can lead down the wrong path. Relying only on the average sale price helps us get in the ballpark, but actually finding our seat takes more legwork. Looking at the Avon Grove School District month-over-month table, we see the same picture as with Kennett Consolidated School District. February saw more new listings, then the spring market unleashed the buyers. After so many years of high interest rates and buyers holding back, this year is already off to a strong start in Chester County.

The year-over-year table shows prices have increased by more than 1/3. Whenever I see data like that I stop and dig deeper. We’ve already seen in earlier market reports how one or two really big sales can sway the average. We’ve also seen that the most expensive properties sell at a steady pace. Such buyers and sellers are rarely impacted by the swing of mortgage rates. Experience tells me to dig deeper before suggesting your home in Avon Grove will be worth 34% more if you sell it right now.

 

Conclusion

With the market in motion and most headlines focusing on large areas, hopefully this local snapshot helps you see how the real estate markets in Kennett Consolidated School District and Avon Grove School District compare. In both school districts, we see that the spring market really kicked off in March this year. Homes are once again selling like hot cakes as buyers return to the market.
