Are you worn out from all the buzzwords, headlines, and 24/7 coverage of “market conditions” we’ve seen these past few weeks? I sure am. As you've heard me say, "bad news sells newspapers." Especially with all those headlines and buzzwords focusing on the stock market, while I continue to see thriving activity in our local real estate market.

This week, let’s take the opportunity to put the stock market out of our mind for a little while and instead focus on the good news right in our backyards. Join me as I dig into the numbers, community, and up-and-coming housing market possibilities in Phoenixville.

Why Phoenixville?

Nestled in the north-east of our county, this town has all the charm, farmers markets, and traditions that are so characteristic of our region. And while looking at this market data gives us a good example of how real estate is going around our area, it’s still a snapshot of last month’s data across an entire school district. Where French Creek runs into the Schuylkill River, the town of Phoenixville blends outdoor pursuits, cinema, fine food, and beverages to match any thirst. New housing like Phoenix Crossing and Riverworks, with more construction in progress, show it’s more than an up-and-coming town. Developers don’t build a ton of new homes in an area unless their research shows people will be moving there.

It’s little wonder, too. Close thoroughfares grant easy access to employment centers across the region, all within an hour’s drive of the Philadelphia Airport. Phoenixville is a great community for anyone who wants access to their office complex and all the outdoors and community activities right at home.

How is the real estate market in Phoenixville?

That’s the question, isn’t it? Looking at the data, the real estate market in the Phoenixville Area School District is continuing to ramp up. While there were not as many transactions as this time last year, there are more homes on the market selling at overall higher prices: good news for buyers and sellers alike.

Even after the stock market took center stage of news headlines, the real estate market continues to build. As reported in the above market data, there were 42 active listings in the Phoenixville Area School District at the end of February. By the end of March, there were 46. For comparison, as of 4/17/25, there are 60 active listings in the Phoenixville Area School District on compass.com.

What does this mean for the rest of Chester County?

For the rest of the county, this is good news. Though Phoenixville is one slice of our area, the data for the county at large looks even better. More increase in listings, more increase in sales, higher median sale price - all the metrics are up for Chester County.

As we reach the height of the Spring Market, now is the time to make moves. If you’ve been thinking of selling your house but have been worried about finding your next home, there are more and more homes on the market every day. If you’re worried about not getting the most for your property, median sale prices are increasing, as well.

On the buyer side, more houses on the market means more opportunities to find your next home. Combined with relatively stable mortgage rates, and we find ourselves in a real estate market that gives buyers more elbow room than we’ve seen in several years.

Conclusion

While the world runs wild, the steady pace of Chester County gives us more than an opportunity to stop and smell the flowers, it gives us peace of mind. We tend to be impacted less by major stock market (and real estate market) trends. We tend to see less extreme readjustments when things do change. And current real estate data agrees.
